What is a home measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a measurement service work?

During a home measurement service, an appraiser measures the home with a measuring tool — generally a tape or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch the property. Then, the appraiser types up a report and detailed floorplan showing the total square footage and the overall layout of the home. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services needed?

Challenging real estate taxes

Tax records often reflect inaccurate square footage because the values can come from various sources, and sometimes go unverified — meaning you may be taxed for more space than you actually own! Unless a certified appraiser has completed a recent valuation or home measurement service on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before attempting to dispute what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting your property on the market

A measuring service can ensure that you're paid a fair price for your property. Square footage is one of the biggest elements potential buyers consider when purchasing a house — but since square footage values are frequently estimated rather than accurately measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price for your property, but possibly even the number of interested buyers. The only reliable method of using a definitive GLA when listing your property is to refer to a previous appraisal or home measurement service executed by an appraiser (after any renovation that might have affected square footage).

Material for real estate professionals

To ensure that your client's home sells at a price that properly reflects market value, we recommend asking for a measurement of the property. Clients, and especially potential buyers, will appreciate your eye for detail, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tool to entice potential buyers because they can see the layout and features of the home before and after a showing.
