I hope you are having a pleasant day, and I appreciate your taking the time to read this.  Maybe you have gathered from previous pages if you have reviewed them. I live in Whiting, New Jersey, in Manchester Township. I live in Village Five in the Crestwood Section of Manchester.  I have years of experience doing estate appraisals in the local area, extending into the beachfront communities. Of course, the concentration of 55-plus communities is here in Manchester Township and nearby Toms River. Recently, the township sent out notices for a reval for assessment purposes. I have done straightforward ranch-style homes to vacant land in the Pine Barrens, requiring special knowledge of the land use regulations. The Pine Barrens, wetlands, and tidelands are different land types requiring specialized knowledge.  Along with these types of properties, I can also do commercial properties.  Land is one type of property I have in-depth knowledge of, including how easements work on the land. Property rights as well.   I am a former NJDOT review appraiser and have completed condemnation appraisals. A very specialized type of appraising. The report is prepared to hold up in court or a hearing.  My specialty is the analytical side of appraising and research.  Waterfront properties may involve special riparian rights, with which I am familiar.  If you are not familiar with waterfront properties, they can be a challenge to understand and appraise.
