Real estate taxes are rising, and many municipalities are reevaluating. We must be fair to our tax assessors who are hired to evaluate your property. However, it is essential to understand your property is being assessed on basic and sometimes outdated or inaccurate data. For this reason, we strongly recommend you ensure the appraised value of your home is correctly evaluated.
Before advising you to secure the services of a private appraiser, we suggest you take the following three easy steps:
1. Do your homework! Research similar homes in your area before assuming your home has been assessed unfairly. This information is available to the public at your local tax assessor's office, and the facts will support your claim.
2. Review your property card. Visit your local tax accessor's office and ask to see your property card to ensure all of the information is correct. Items to review are your Gross Living Area (GLA)*, number of bathrooms, heated or unheated attics, finished or unfinished basements, central air, above or inground pools, etc. *Only appraisers are licensed to measure GLA. Similarly, in Ocean County, you can obtain tax information at
3. Contact your local tax authority with any discrepancies. In many cases, matters can be resolved with a simple phone call.
If you still feel your property has been inaccurately assessed, contact RU Appraisals, LLC ask for Ray at 609-203-1194 to discuss your matter and determine if appeal proceedings are reasonable.
Why hire a professional appraiser? According to the Uniform Standards of Professional Appraisal Practice (USPAP), private appraisers are required to conduct their own research for independent evaluation. For this reason, the information you researched may be included in our report if it helps support the value. As a commissioned, independent, third-party professional appraiser, RU Appraisals, LLC will review your data, gather our information, and commit to honesty and integrity within USPAP standards.
If your appeal requires a public hearing, your appraiser may need to testify. At RU Appraisals, LLC, we are able to professionally and persuasively testify at appeal hearings.
